All throughout the valley, many homes are up for grabs that are owned by the Department of Housing and Urban Development (HUD) or owned by a lender. Over the past few years, times are tough for those who suffered from foreclosures, which caused the inventory to be driven up of real estate owned by HUD or by a lender.
As I looked at the statistics as of today?s date of this blog, there are approximately 330 homes owned by HUD in the Phoenix Valley Metro Area. Most of these homes are in the east and west valley areas. Surprisingly, there are only 4 HUD owned homes in Scottsdale, none of which are in the popular Scottsdale locations including Grayhawk, DC Ranch, McDowell Mountain Ranch, Scottsdale Ranch and McCormick Ranch!
That may be good for Scottsdale, but otherwise, there are approximately 3,200 lender owned homes to choose from all throughout ?the valley?. Yes, there are bank owned homes available in Scottsdale. That includes the real estate in Grayhawk, DC Ranch, McDowell Mountain Ranch, Scottsdale Ranch and McCormick Ranch.
You may be able to afford a home in these areas, but only buy distressed bank owned homes. What?s important? You can remodel these homes anyway you wish, if it fits your budget! ?Here?s the current inventor y listed in these areas below:
Grayhawk Real Estate: 2 homes currently active ranging from $445,000 ? $489,000.
McDowell Mountain Ranch Real Estate: 4 homes currently active ranging from $239,900 ? $330,000.
DC Ranch Real Estate: 2 homes currently active ranging from $239,900 ? $330,000.
Scottsdale Ranch Real Estate:? 1 home currently active at $1,100,000, active for 31 days as of blog date.
McCormick Ranch Real Estate: 1 home currently active at $309,900, active for 26 days as of blog date
There are margins of error of these locations for the basic search engines I used.
If you are looking for a very high end bank owned piece of real estate, consider Silverleaf in the DC Ranch area, where 3 of these homes are going for $4,095,000 ? $4,850,000.
Currently, there are 191 lender homes available in Scottsdale with prices ranging from $37,800 just north of Old Town Scottsdale to that property as described in Silverleaf for $4,095,000. If you never thought you could afford to live in Scottsdale, the answer is, ?yes you can?!
